Assessor & Assessment

The purpose of assessments is to assure that all property on record in the Village is valued fairly and equitably, for taxing purposes.

The Village of DeForest has contracted with Associated Appraisal Consultants, Inc to assess real estate and personal property for all taxable properties within the Village. If you have any questions, you may call them directly at 1-800-721-4157 or (920) 749-1995.

Property Assessment Information:

A property reassessment may or may not result in a change in property value. Historic and current property values can be found on Dane County's website Access Dane.

  • If your property has experienced a change in value, you will receive a letter from the assessor.
  • If your property has not experienced a change in value, you will not receive a letter. 

The 2024 Guide for Property Owners is an important publications from the Wisconsin Department of Revenue, Division of State & Local Finance, Bureau of Assessment Practices. This publication contain information on property assessments, taxation, values, taxes, appeals, property tax bills, etc.

 

Open Book:
Property owners are encouraged to attend Open Book if they have any questions on how their assessment was determined and the factors that were taken into consideration in arriving at your assessment. Examples of some of these are: sales of comparable properties, current construction costs, improvements to property, location, depreciation, legal restrictions such as Zoning ordinances and general economic changes in the Community.

The Assessor is conducting Open Book meeting by phone. Please call the assessor during their regular business hours (Monday - Friday, 8:00 am - 4:30 pm). You may call anytime after receiving your assessment notice, but no later than 3 days prior to the Board of Review to conduct your Open Book meeting. Please contact the assessor to schedule an appointment.

Assessors can change property values up until Board of Review if they agree your value needs to be adjusted.  Contact the Village Clerk at 846-6751 for information.

 

Board of Review:
The Board of Review is a formal, quasi-judicial process for appealing the assessment of real and personal property. The Board of Review is comprised of five members who receive sworn testimony and evidence, from both the protesting property owner and the Assessor, and make a determination on the validity of the facts presented, under oath, before it. The Assessor's value is presumed to be correct and is changed only if the Board of Review determines that the sworn testimony and evidence presented by the protesting property owners proves otherwise. Board of review is by appointment only.

Please complete the PA-115a to contest your property value (your home or business improved value) and submit to the Village Clerk at least 48 hours prior to Board of Review.  To contest the value of your personal property (boat and other watercraft, machinery tools and patterns, furniture, fixtures and equipment, etc), please complete the PA-115b and submit to the Village Clerk at least 48 hours prior to Board of Review.  Once the forms have been provided to the Village Clerk, you will be scheduled for an appointment time for Board of Review.

Access Dane:
For parcel and tax information on properties located in Dane County view the Access Dane website. Once on the site click on Public Access, then Parcel Information, then you can search by Owner Name, parcel Address or Parcel Number. Parcel, Owner, Assessment and Tax Information are available on this site.
